Position Description

The Director of Facilities & Property Management is a senior leadership role responsible for building and growing OLIO’s Facilities & Property Management business unit. This role oversees all facilities operations, property management, open store remodels, rollout programs, and preventative maintenance across OLIO’s portfolio and client base.

Entrepreneurial in spirit, the Director is empowered to run their business unit like an owner—responsible for driving revenue growth, improving net income, and controlling the size and scale of the unit. This includes setting strategy, managing financial performance, building the client base, and leading a high-performing team that supports both internal operations and external customers.

The Director balances strategic vision with hands-on execution, ensuring OLIO delivers proactive, transparent, and innovative facilities and property management services that align with the company’s values and long-term growth goals.

PRINCIPAL DUTIES & RESPONSIBILITIES:

Business Unit Leadership & Growth

  • Build, lead, and grow OLIO’s Facilities & Property Management division with direct responsibility for revenue and net income performance.
  • Develop business strategies that scale the unit’s capabilities across internal properties and third-party clients.
  • Identify new service offerings, partnerships, and opportunities to expand market share.
  • Control the growth trajectory and size of the business unit, ensuring sustainable and profitable scaling.
  • Provide leadership, mentorship, and development for the Facilities Manager and broader team.

Facilities & Property Management Oversight

  • Direct all aspects of facilities and property management including repairs, preventative maintenance, vendor management, tenant relations, and financial reporting.
  • Oversee lease compliance, property-level operating expenses, and long-term capital planning.
  • Manage rollout programs (e.g., national security installs, equipment upgrades, remodels) to ensure timely, cost-effective execution.
  • Serve as the primary liaison between OLIO, property owners, and tenants for facilities and property management matters.

Financial Accountability

  • Own the business unit P&L, developing annual revenue targets, operating budgets, and capital expenditure plans.
  • Track, forecast, and report financial performance with an emphasis on profitability and cost optimization.
  • Negotiate and manage vendor contracts to maximize savings and performance.

Strategy, Systems & Innovation

  • Implement and optimize CMMS systems for service request flow, property reporting, and asset management.
  • Standardize processes for rollout efficiency, vendor performance, and preventative maintenance scheduling.
  • Leverage technology, dashboards, and transparent reporting to deliver measurable results.
  • Foster a culture of continuous improvement, innovation, and accountability within the team.

Stakeholder Communication & Client Experience

  • Build strong relationships with internal Operations, Development, and Construction teams to ensure seamless support.
  • Serve as the strategic partner to property owners, tenants, and executive leadership.
  • Provide transparent reporting on facilities performance, property financials, and business unit growth progress.
  • Lead client education and communication around facilities best practices and preventative strategies.
Skills/Experience Needed:

QUALIFICATIONS:

  • 10+ years of progressive leadership experience in multi-unit facilities and property management (QSR, retail, or real estate preferred).
  • Demonstrated ability to lead a business unit with direct revenue and net income responsibility.
  • Strong background in property operations, lease management, and capital planning.
  • Experience managing regional or national rollout programs.
  • Financial acumen in budgeting, forecasting, and P&L management.
  • Proficiency in CMMS, project management, and property management software.
  • Entrepreneurial mindset with proven ability to grow teams and service lines.
  • Bachelor’s degree in Facilities Management, Real Estate, Construction Management, or related field preferred.
