Berglund Construction's Restoration Division has a growing presence in Columbus, Ohio. We are looking for project managers who can oversee challenging, complex facade restoration work on some of Columbus's most important structures. As we seek growth in this market, we are looking for project managers who are also business development-minded.

Specific Functions Include:

  • Provide effective leadership for multiple aspects of the job including costs, scheduling, supervision, quality and safety.
  • Responsible for project start up, project completion and execution of the close-out process
  • Managing contractual specifications and responding to and resolving Submittals, RFIs and Change Orders
  • Provide accurate projections during project and maintaining acceptable project margins
  • Provide motivation and positive feedback for project team
  • Identify issues to Senior Management as required to ensure the success of the project
  • Work in conjunction with the site superintendent of the job site to assure compliance with the plans, specifications and design required.
  • Involvement with pre-construction services, including but not limited to cost estimating, subcontract bid procurement, contract negotiations and logistics and site planning.
  • Perform subcontractor scope review and subsequent subcontract awards.

  • Four-year degree in Architecture, Engineering or Construction Management or the completion of a trade apprenticeship program
  • 3-10 years of commercial project management experience with mid to large size general contractor
  • Proficient in subcontract scope review and buyout
  • Cost and change order management
  • Strong computer, verbal and written skills
  • Positions requires a detailed background check

  • Develop accurate and well-organized estimates and bids for commercial construction projects in a timely manner.
  • Complete clear detailed take-offs and complete budgets for projects.
  • Read plans and specifications.
  • Understand contractual terms and conditions.
  • Organize subcontractors quotations, negotiate to ensure quotes meet contract documents and issue proper documented purchase orders.
  • Provide and maintain unit pricing and database for material and labor costs.
  • Formulate cost break down from estimates and project progress.
  • Understand and navigate building codes.
  • Review sites and gather information for potential estimates .
  • Analyze plans and bidding documents to prepare time, cost, materials, and labor estimates.
  • Operate company estimating system to develop bids and estimates.

  • Strong math skills including basic arithmetic, algebra and geometry.
  • Knowledge of Microsoft Office products with a focus on Word and Excel.
  • Knowledge of Timberline.
  • Strong typing skills.
  • Ability to use Bluebeam software.
  • Knowledge of building code.
  • Ability to read and navigate plans and specifications.
  • Good interpersonal and written communication skills.
  • Must be detail oriented.
  • Schematic Design and Design Development Budgeting Experience preferred.
  • High School Diploma or GED required.
  • Bachelor's Degree preferred.
  • Five Plus (5+) years of previous construction experience required.

Assistant Project Manager

The Assistant Project Manager is responsible for assisting Project Managers (PM) and/or Superintendents in coordinating activities of a project to ensure cost, schedule, document control and quality standards are met. Under the direction of the PM, the Assistant Project Manager is expected to take on any/all tasks in the quest to learn about construction.

  • Ability to assist in the management of commercial construction projects.
  • Review Owner contract and become familiar with the terms & conditions.
  • Regularly manage budget and provide comparisons of project productivity and material usage as compared to budgeted values.
  • Assist in managing equipment resources (both owned and rented) to meet the requirements of the project while understanding the project budget.
  • Knowledgeable in all types of construction.
  • Experience in purchasing of materials.
  • Review, interpret and understand scopes of work as created by general contractors and construction managers.
  • Create submittals, shop drawings and product data to meet project specifications and drawings.
  • Read and interpret construction schedules and assist PM in the development of the overall project schedule.
  • Distribute all short interval and overall project schedules.
  • Ensure subcontractors have the most up-to-date scopes of work.
  • Work to obtain all necessary permits as requested by the PM.
  • Preparing pay applications and invoices for payment for work completed.
  • Complete quantity take-offs as requested by estimating and PM.
  • Review and code invoices, checking for accuracy and comparing to cost.
  • Experience with Textura web-based pay application software preferred.
  • Computer experience including Microsoft Word and Excel required.
  • VISTA accounting and project management software preferred.
  • Strong communication skills including the ability to communicate effectively and efficiently with estimators, foreman, superintendents and other project managers.
  • Degree in Construction Management or Engineering preferred or equivalent work experience.
  • Estimating experience, preferred but not required.
  • Candidate must be drug free at all times.

  • Four-year college degree or completion of an apprenticeship program is required.
  • Knowledge of electrical construction and installation is NOT required, but a desire to learn and be involved with the construction industry is required.
  • Basic understanding of project estimation, budgeting, management, and administration is preferred as well as the ability to manage multiple tasks.
  • The ability to effectively communicate both verbally and in writing along with strong computer skills and experience in Microsoft office suite is also required.
  • Familiarity with project management and scheduling software desirable.
