JOB SUMMARY
Prepare cost estimates for construction proposals to bid. Responsible for preparing complete, accurate and timely cost estimates for hard bid, design build and construction management delivery systems.

PRIMARY JOB DUTIES

  • Attend customer meetings, pre-bid meetings, or site visits to gain a full understanding of the site conditions, project scope, and required contents of estimate.
  • Insure all bid requirements and proposal documentation are complete and accurate.
  • Solicit and review subcontractor and vendor proposals.
  • Perform material quantity take-offs for each project.
  • Analyze drawings, specifications, and other documentation to prepare estimates for equipment, manpower, cost of project, and materials required to accomplish each project.
  • Prepare, complete, and deliver bid presentations.
  • Approve contracts and negotiate revisions, changes, and additions to contractual agreements with owners, architects, consultants, clients, suppliers, and subcontractors.

REQUIREMENTS:
EDUCATION, CERTIFICATION, AND EXPERIENCE

  • Four-year college degree in Construction Management, Engineering or Building Construction or the equivalent work experience.
  • Five (5) years of prior estimating experience in a similar position is preferred.
  • OSHA 30-hour certification a plus.
  • Experience in WinEst, OnScreen, Revit, iSqFt, AutoCAD and ComputerEase preferred
SKILLS AND ABILITIES
  • Demonstrated proficiency in the entire bidding process, including estimating, planning, coordination, take-offs, bid day preparation, final bid execution.
  • Ability to make accurate take-offs and to estimate the cost of materials, labor, equipment and subcontractor work and determine that all areas have been accounted for prior to submitting estimate for review.
  • Strong and effective communicator, both verbally and written, who can interface cooperatively with various departments of the company, as well as clients and subcontractors.
  • Possess exceptional organizational, analytical and problem solving skills.
  • Ability to manage multiple bids and projects simultaneously, commercial and residential.
  • Proficient in Microsoft Office products, including Microsoft Project.
  • Ability to read and interpret construction drawings and specifications.
  • Familiar with standard concepts, practices and procedures within the construction field.

JOB SUMMARY
The Project Manager manages, supervises, and coordinates engineering studies, designs and construction projects. Coordinates the activities of a multi-disciplined staff that may change in size and composition from project to project in a significant aspect of the work.

ESSENTIAL TASKS, DUTIES & RESPONSIBILITIES

  • Acts as project manager for the design and construction of capital improvements.
  • Leads or participates in projects. Effectively plans, manages and achieves project elements such as: milestones, quality, customer satisfaction and budget.
  • Where necessary, assures fiscal accountability in administration of project funds.
  • Manages project scope, costs and schedule. Prepares project specifications, estimates, and schedules. Ensures proper document control and record keeping.
  • Performs consistent and accurate reporting of project status, progress, schedules and pacing reports.
  • Executes disciplined approach and standards for project communications, resource planning and issue resolution processes to ensure success. May work with cross-functional teams.
  • Plans and manages all aspects of vertical and horizontal project design and construction, including technical research and analysis, funding, budgeting and scheduling.
    Reviews and approves design and construction phase submissions for proper alignment of scope, quality, budget and schedule including:
    • Negotiating guaranteed maximum price proposals (GMP).
    • Coordinating review of subcontractor prequalification criteria and prequalification list for owner approval.
    • Reviewing subcontractor bid tabs for recommendation of award by construction manager at risk and design-builder
    • Reviewing and recommending approval of fiscal drawdown schedules.
    • Monitoring progress of work by consultants/contractors for the purposes of reviewing and approving consultant's/contractor's monthly payment applications or invoices.
    • Coordinating review and accounting of contractor's stored materials and retainage.
    • Reviewing change order requests or amendments to determine if a change is warranted and verify the availability of funds, accuracy of the proposed costs and impacts to the budget and schedule.
  • Coordinates design and construction with outside agencies as necessary including the FAA, EPA, City of Columbus, as well as, tenants, airlines and internal CRAA stakeholders.
  • Conducts meetings with key stakeholders to provide direction and policy interpretation for assigned projects.
  • Monitors, evaluates and manages performance of professional and construction services. Fosters collaborative and effective contractor and consultant relationships.
  • Identifies measurable improvements to business practices. Identifies and supports implementation of innovative practices across/within business units.
  • Assists in selecting the appropriate project delivery method for specific projects. Leads or participates on committees to evaluate qualifications and/or proposals to select engineers, architects and construction managers.
  • Organizes and participates in development of requests for qualifications (RFQs) and requests for proposals (RFPs). Assist in responding to questions during the selection process, evaluates RFQ and RFPs, leads pre-proposal meetings and participates in interviews.
  • Negotiates professional design and construction services agreements and amendments, contracts and plans and directs the work of these services.
  • Prepares and delivers presentations before interested groups, entities and the Board of Directors.
  • Provide training and assistance to project participants and stakeholders at individual project meetings and commission events. Represent the commission at public meetings.
    Provide information, input and feedback on commission policies and procedures.
  • Support the office-wide development and implementation of best practices and process improvements for the effective and efficient administration of capital improvement projects.
  • May supervise field coordinators with responsibilities for scheduling; ensuring work is performed according to standards.
  • Accountable for supporting a safety culture that promotes safe work habits and continually reduces at-risk behavior to include compliance with the injury and illness prevention program and addressing job site issues. Provides assistance in the identification of issues and resolution of disputes and claims.

Education & Experience:

  • Bachelor's degree in construction, engineering, architecture, or related field.
  • Five (5) years experience in construction project management required.
  • Experience with CM at Risk and Design Build Contracts preferred
  • Professional Engineer (PE) or Registered Architect certification preferred.
  • DBIA, CCM,PMPĀ® Certifications preferred
  • Must possess and maintain a valid Ohio driver's license.

At Anderson Aluminum, our Glazier associates play a vital role in the success of each construction project they work. As a professional glass installer on our skilled laborer team, the Glazier will utilize carpenter skills as well as blueprint reading abilities to install glass at assigned sites.

Duties will entail:

  • Reading and interpreting blueprints or specifications to determine: size, shape, color, type, or thickness of glass; location of framing; installation procedures; and staging or scaffolding materials required.
  • Determining plumb of walls or ceilings using plumb lines and levels.
  • Fabricating or installing metal sashes or moldings for glass installation using aluminum or steel framing.
  • Measuring mirrors and dimensions of areas to be covered.
  • Fastening glass panes into wood sashes or frames with clips, points, or moldings; adding weather seals or putty around pane edges to seal joints.
  • Securing mirrors in position using mastic cement, putty, bolts, or screws.
  • Cutting, fitting, installing, repairing, or replacing glass or glass substitutes (such as plastic or aluminum) in building interiors or exteriors.
  • Cutting and removing broken glass prior to installing replacement glass.
  • Setting glass doors into frames and bolting metal hinges, handles, locks, or other hardware to attach doors to frames and walls.
  • Scoring glass with cutters' wheels; breaking off excess glass by hand or with notched tools.
